Home Financing in Mexico for Foreigners is finally here!

An initiative between the Mexican and U.S. government has made housing loans available for Americans, Canadians, and British citizens. They can also provide loans for Mexicans that have credit in the United States.

American Home Lending is now offering 10, 15 & 20 year financing for homes, condos, pre-construction, land–home packages, and even loans for those that would like to build that Bed and Breakfast or for those who dream of owning beach–front villas to rent.

The requirements are relatively easy; you need a 520 credit score, have a household income of $50,000 USD, and show a 3 year employment history or income tax returns for those that are self employed.

American Home Lending is a Mexican Corporation that has partnered with PDC Mortgage, a US Corporation. They have their main US office in Denver, Colorado and their Mexican office is based in Cancun, Mexico. They are a mortgage company that is here to work with the real estate community and service individuals with their loans both here and in the United States.

For those interested in acquiring a loan while they are here in Mexico, they can go to one of the participating real-estate agents and get a pre-approved loan within 30 minutes ($39 cost). This service is available Monday thru Friday, during normal business hours. Saturday and Sunday requests will be processed first thing Monday morning. Or you can obtain a pre-approval before going to Mexico by contacting their office in Denver, CO. You can then arrive in Mexico with your pre-approval letter in hand to provide to your realtor and if you do not have a realtor they can recommend one to you.

This is a great opportunity for those people who dream of owning a vacation or retirement home here in Mexico; or for those who live here already and do not want to pay out all their savings to purchase a home. It also works if you are looking to pull out some cash from your existing home or want to take advantage of business opportunities.

It has been long overdue that these different types of loans have been made available in Mexico with strong financial institutions on both sides of the border behind the program. This should not only strengthen the real estate market in Mexico, but open up the opportunities for foreigners to own a piece of paradise.
