My husband and I spent a few hours driving around the campestre yesterday and are curious about this area. Does anyone have any information about buying and owning property there. What are the prices like? Zoning, density, _title_ issues? Any information will be welcomed.

Shawn and Jorge from One Stop have sold quite a bit of property in the campestre. Shawn was going to reply, but is heading out of town on vacation, so I called him and here is the info he passed along:

Prices: Currently, the average lot was selling for roughly $125 US / square meter

Zoning: The zoning is set up for residential only

_title_s: Mostly un_title_d lots.

The campestre recently started to _title_ lots, and the process is much the same as it is in the ejido. If you find a piece of property that you are interested in, go to the ejido _title_ commission (their office is located behind where China City used to be, just off the Carretera north of Constituyentes). Give them the lot location and they can tell you if the lot holds an ejido _title_. You then can begin the process of transfer to a standard _title_. This is the norm, though of course it can vary some.

There is an association for the campestre that is currently in the process of updating the roads. They are also working on completing all the common areas, which include a community area, pool, etc. Ultimately, there will be a maintenance fee on these areas for homeowners.

That is it in a nutshell, I will see what other information I can dig up!

Thanks for your help. The land isn't as inexpensive as we had thought. Then again, what is anymore? I've seen several houses in there in about the $200,000 USD range which is good but certainly not a steal either. I'd love to hear from anyone who has gone through the process of buying ejidal land. Anyone?

I have purchased ejido land and I have some clients who have as well. By the letter of the law ejido land is only for Mexicans. That said many people find a way to by it. Legally who ever is on the owner papers must be Mexican yet I have seen people who have bought with a contract of sale directly from the Mexican seller to them the foreigner, then they work with the seller to _title_ it into their name. Some people try to buy ejido land into a Mexican corporation this too is not a good practice. You need to understand that the first _title_ ever produced on a ejido property must be in a Mexicans name then it can be sold and transfered to a foreigner the same as any other property. So there's the catch you could buy it but you need to keep the seller involved to help you get it _title_d from him to you. What you would need to do is have an agreement to buy it pending that the Mexican seller applies for _title_. You will have to pay for this and once it is _title_d (which could be more than 6 months later) you then have the agreement to sign it over to you and you finish paying. The bottom line is it is complicated and not where a foreign buyer should be buying.

Thanks Shawn. I was just curious because, at some point, we would like to buy a few hectares in the jungle so we can keep horses etc. Sounds complicated but certainly do-able.
